STORAGE FAQ
What is my first step?
Go to the location you would like to rent from and find the size you are interested in and click the “Rent Now” button and enter your information on our secure site. You can also call us at 605-274-7374 and we will get you signed up for a storage unit. If you want to pay with cash or check, no problem, we will be happy to meet you at the storage units to get you the right unit.
What are my storage options?
Our standard unit sizes range from 5×10 (approx. size of a closet) to 10×40 with many options in between. Check out our “Locations” tab on our website for available sizes and prices.
What if I select the wrong size unit?
Don’t worry. If you need to make a change after looking at your unit or at a later date, it’s easy. Contact us and we can conveniently increase or decrease your unit size at any time (subject to availability).
What are your security features?
Our security features include computerized gate access, a fenced facility, and 24-hour video surveillance system. Each person storing with us will receive a Gate Access Code when renting a unit. The Gate Access Code identifies their presence on the site.
What if you don't have any units available?
If we do not have any units available for you to rent, we would be happy to put you on a waiting list. If we do not have the particular size you would like, we can put you on a waiting list for that too. Reserve the next available unit @ 605-274-7374.
What are your office hours?
We do not have set office hours, so please call if you know you are stopping by and we will gladly meet you.
What do I need to bring with me when I come in to rent a unit?
You will need one form of current federal or state issued identification, such as your driver’s license. Some form of payment, whether it is cash, check, or credit card. When you are ready to move your things in, you will need to provide a padlock.

Do you provide locks?
Not at this time. Please bring a circular or disc lock with you when storing your items. All units must be locked with a padlock.
What if I lose the key to my lock?
Please contact us so we can meet you at your unit and cut the lock off for you. Do NOT attempt to cut the lock off yourself as any damage to the door/lock will be your responsibility.
Does anyone else have access to my unit?
You alone control access to your storage unit, unless YOU choose to give someone else access. If you do give someone else access to your unit, it’s important that you provide us their names. You are responsible for your unit and the surroundings, if the person you have given access to damages or causes any problems at the facility, you will be responsible.
How do I get my belongings to my space?
Our units are one level and offer the convenience of drive-up access.
How do I get in and out of the facility?
There is only one gate for entering and exiting the facility. You will need an access code to enter the gate. Drive up to the keypad and punch in your code. When leaving you will exit from the same gate that you entered, drive up to the gate and a sensor will open the gate so you may exit. You must exit the facility in a vehicle for the sensor to open the gate.
How much notice do I need to give you before moving out?
A 30-day notice is required. At the time of your move-out just remove your lock when you are done clearing out your space, sweep it out with a broom and dustpan then stop by our office on your way out to let us know you have vacated your unit. If any garbage is left inside or out of the unit (or there is damage) there will be additional charges for disposal of garbage ($50 minimum) or extra charges depending on damage. If we are not in the office, call us @ 274-7374 or text us @ 951-0313 to let us know you are out. This will allow us to check your unit and get you moved out of the unit in our system.

BILLING FAQ
Is there an administrative fee?
Yes. There is a one time $25 administrative fee.
When is my rent due?
Your rent is due on the date you started renting the unit. Late fees are charged after the 6th day of non-payment of 20% of the rent owed.
Will I receive a monthly invoice?
If you have an email address you will be emailed a reminder that your rent is due soon. Text reminders to your cell phone are also sent. If you have chosen the recurring billing option, your credit card will be automatically charged on your due date and you can disregard the notice.
How can I pay my bill?

drop by S & J Self/Mini Storage and pay by cash, check or credit card (VISA, MasterCard, Amex or Discover.)). If we are not in the office, please do not put cash in the door slot.
*PAY BY MAIL ‘
Simply put your payment in an envelope and mail it to 1705 E Rice Street, Sioux Falls, SD 57103. Please make sure to put your unit number on your check or money order.
*PAY ONLINE THROUGH your Portal Access at www.siouxfallsstorageunits.com simply choose Sign In under Make a Payment or at the top of the website to pay your bill. A processing fee of 3.99% for credit cards will be applied to your payment or 1.75% for ACH payments.
*ENROLL IN RECURRING BILLING ‘
On a monthly basis, S & J Mini/Self Storage will automatically charge your credit card for you. Choose Make A Payment in the middle of the website, once logged on choose the Recurring Billing icon. Once your information is saved on the secure site, your card will be automatically charged on the due date of our storage unit each month.
